(Spall are flakes of a material that are broken off a larger solid body and can be produced by a variety of mechanisms, including as a result of projectile impact, corrosion, weathering, cavitation, or excessive rolling pressure (as in roadways). Salt spalling is a specific type of weathering which occurs in porous building materials, such as brick, natural stone, tiles and concrete. Dissolved salt is carried through the material in water and crystallises inside the material near the surface as the water evaporates. As the salt crystals expand, shear stresses increase, which breaks away spall from the surface.)

At the time of transition from developer to condo association ownership, structural, electrical, mechanical, elevator, etc. inspections are performed to document the condition of the property at the time of transition. We will make all the arrangements to perform the inspections, document the issues that impact the 40 year requirements, fill out the appropriate municipal forms and draft an appropriate transmittal letter for the use of the client. We also perform the Miami-Dade Sec. 8C-3 - Illumination inspections. Additionally, we can oversee the required repairs and perform the final inspections after the repairs are completed.
